Summer is here!  And all of things that go with it here in the Baja Coast, Sun, Surf, the Dolphins, bikinis, Cerveza and Visitors.  Despite over inflated travel warnings, there has been a surge in visitor traffic.  This is good for us and especially for you, the owners of The Residences at Playa Blanca and One Eleven. We have been able to maintain an impressive level of appreciation in the values of our two properties.  In a declining Real Estate Market in the U.S., we (and you) are still enjoying real appreciation here along this beautiful Baja Coast!

Oh by the way, we need some help!

As we near completion and draw closer to delivery of The Residences the complexity of what all of us are attempting to do, becomes more apparent. The details become more and more important.  For example, the Trust Agreements sent to all of the owners at The Residences are an important step in the closing procedure; this is the first and most important step in setting up the Master Trust of the condominium portion of the project.  We need as many of these signed and returned to First Title Services as we possibly can get.  The larger the percentage of owner’s that has the Trust Agreements in place, the less complicated it is to originate the master trust.  In reality, only a small percentage of owner's have completed and returned the agreements.  If you haven't done so yet, please do so at your earliest convenience, it would be much appreciated by all of us at The Residences.

Another issue we are seeing is that the Design Center is not receiving the Builder's Confirmation's of finishes back from our owner's.  This is a very big problem regarding completion of the condos themselves, for if the finishes are not chosen and signed off by the owner's, the construction is held back at an impossible pace.  We are in the process of drafting a letter to all of the owner's that have not returned their confirmation on finishes, explaining the reality of where we are in regards to this.  If the confirmations are not singed and returned, we will be forced to install standard finishes in those units, even though the owner may have wanted upgrades or something other than the standard finishes in their unit. The last thing we want is for an owner to walk into their condo expecting upgraded finishes and see all standard appointments, flooring, fixtures, and appliances.  So, please, if you haven't done so yet, look over, sign and return your Builder's Confirmation's on your chosen finishes, this will help us and you in a huge way.
